What regulations are involved with non Canadian citizens purchasing and owning property in Canada?
There are no restrictions for non Canadians to own property in Canada. The person or persons who will hold title to the land must be a minimum of 19 years of age.

Is the property ONLY 'accessible by water'?
You cannot drive directly to the property. You do drive down a bush road, where there is a place accessible to launch a small boat. In most locations a pickup truck will take you as far as a vehicle will take you. Or you may access the area with a float plane, and skis in winter. The water access locations are large enough for a small plane to take off or land, unless stated otherwise.

I want to know what easements and leans exist.
There are NO leans on the property. If there were, I would not be able to sell-transfer the title of the land to another person. All dealings are done throught a Commissioner of Oath or lawyer. I have used the services of a Commissioner for land transfers-the deposit is sent to myself- the Transfer/Deed of Land is sent to you for signatures-unless you perfer to visit the area and finalize the transaction at that time and the payment is held by the Commissioner until the property is cleared and registered in your name/names. What is the history of the land, i.e. A prior dump or landfill, contaminated soil, etc?
This is property in the middle of the woods. To the best of my knowledge, the timber is virgin (has not been cut for lumber). You nor anyone else cannot cut all of the timber on this claim without a permit from the Ministry of Natural Resources. You can however cut enough timber to build a shelter or for heat. Most properties are surface rights only, so you cannot start a mine either surface or underground. The person or company that does own the underground rights cannot access the claim without your permission.
