PURCHASING LAND
A deposit of 10% in US funds MUST BE RECEIVED WITHIN 7 DAYS
of the offer to purchase a property. This may be sent electronically,
or courier with tracking, preferably Fedex.
The funds are to an International Money Order or Certified Check and
made out to Jim Stevens. The remaining 90% is due within 30 days or sooner,
of the close of the sale, unless other arrangements have been made.

Email your name and mailing address and phone number(s)and the best
time to reach you. You are most welcome to come up and view the
property in person; we will make arrangement at the local motel, if
you wish to stay over night. We would be pleased to take you to the property site and show you
around our community. If you should decide to visit this property-
this would be a good time to close the sale
and you can return home with the land title in your possession, or stay on and enjoy
your newest piece of real estate.
Email the legal name of the person or persons who will hold tittle to this
property and their date of birth ( must be 19 years of age or older to own land in
Canada) and I will forward this information on to the Commissioner of Oath;
who will draw up the legal documents. I will expect the deposit and legal
information to be forwarded within 5 working days unless other arrangements
have been made.
Email when the deposit has been sent and the tracking number. The cost for the transfer
of the land into your name will cost $250.00 US. This method has been very cost effective.
If you should prefer the services of a lawyer, you are to assume all costs of the transfer.
When we have received the deposit, we will courier to you the legal documents for the
signature/signatures. You are to courier, with tracking, the signed land transfer to the
Commissioner, along with the balance of funds ( an International Money
Order or Certified Check and made out to Jim Stevens ). We will then take the
document to the land transfer office and have the land transferred into your
name/names. Then, the Commissioner will release the balance of the funds to us,
when he has seen that this transfer has taken place. We will then courier the title to
the land to you.
